Building a new home is one of the biggest decisions people make in their lifetime, which requires investing substantial time and savings.
Jeff Dennis, Better Built Homes sales manager, has worked in the home building industry in sales and construction for over 40 years.
Here, he shares the keys to success for designing a new home:
- FIT
Mr Dennis said there are many aspects when it comes to fit.
“We have a wide range of home designs and we can make modifications to create a home that really suits your family’s needs. Of course, if you can find a design you don’t need to modify, then it will be a lot quicker and less expensive,” Mr Dennis said.
Mr Dennis said people should consider whether the furniture will fit into the rooms, then to make a list of the issues with a previously owned existing home, to avoid a repeat. He also said land dimensions are key.
“Make sure the home design you choose will fit on your block of land. If the land has a slope you will need to know the fall measurements as project homes are designed for flat or gently sloping land. Be aware of any special features of your land such as rocks and trees as this can add to the cost of building. There may also be special covenants stipulated by the developers of the estate which could also affect the placement of the home on the land,” Mr Dennis said.
- BUILDING MATERIALS
Design specialists often believe the style of a home’s exterior is set by structure and materials.
“There is a wide variety of building materials to choose from including traditional brick, a rendered finish, stack stone or a mix of all these plus timber, steel and glass to provide a contemporary exterior finish,” Mr Dennis said.
- COLOUR
Experts have said colour is integral to a home’s atmosphere and can set the mood. But to make the process easier, consider advice from a colour consultant.
“Our colour consultant will do everything she can to help you decide on your internal and exterior colours, such as paint colours, roof colours, taps and tiles. The consultant can even put together a suggested colour palette for you,” Mr Dennis said.
- RESEARCH
Mr Dennis urges people to do their homework before seeing a builder.
“Our consultants have the experience to guide you through the process but if you have a basic idea of what you want before we meet, we can focus on the finer details. It’s also a good idea to have a look at the company’s display homes to get a few ideas on what’s available,” Mr Dennis said.
